Laguna Vista sits on the mainland side of the Laguna Madre, directly across from South Padre Island. The South Padre Island Golf Club anchors the community — most of the residential development grew up around it. Canal lots with direct water access, newer builds, and prices that make sense relative to the island are the reasons buyers land here.
Laguna Vista is the market that SPI buyers discover when they run the numbers and realize how far their budget goes on the mainland. You give up the Gulf beach being literally in your backyard. You gain a garage, a yard, a neighborhood feeling, and a price per square foot that still makes sense in 2026.
The South Padre Island Golf Club has driven most of the residential development in the community. The neighborhoods around the course are a mix of townhomes, golf course lots, and a growing number of canal-front properties that allow boat access to the Laguna Madre and the island.
The canal lots are what I tell buyers to pay attention to. Direct water access at Laguna Vista prices is a rare combination on the Texas coast. You can fish from your deck, pull a boat out on weekends, and drive to the island beach in under 15 minutes. The properties I've listed on the canals here have moved faster than anything else in the portfolio.
New construction is active in Laguna Vista. Builders are responding to demand that the island can no longer absorb at accessible price points. The newer inventory is generally well-built — the lot positioning and water access are what differentiate within the product tier.
