Brownsville is the largest city in the lower Rio Grande Valley and the one with the most affordable entry points on the Texas coast. The housing stock is diverse — from older neighborhoods near downtown to newer subdivisions on the east side — and the fundamentals are shifting as SpaceX's Boca Chica facility drives new economic activity into the region.

Brownsville has always been underestimated by buyers from outside South Texas. The instinct is to look at the beach towns first. But the buyers who do their homework find a city with a real economy, diverse housing, and prices that allow equity to build in a way the coastal vacation markets don't always support.

The SpaceX Starbase facility at Boca Chica has changed the conversation. Engineers and contractors are relocating here. Demand for quality rentals and owner-occupied housing in the eastern part of the city has increased. I've watched blocks that were stagnant for years see real activity over the past two.

The buyer profile varies more in Brownsville than anywhere else in my market. First-time buyers get the most house for their dollar. Investors find rental demand in the university area and near the medical center. Buyers relocating for work find that newer construction on the east side competes favorably with anything you'd find in a mid-sized Texas city.

Understanding which neighborhoods are moving and which aren't requires knowing the city. The difference in value between a well-located block and one three streets over can be significant and isn't always obvious from the listing price.
